Many owners of single-family homes hold significant capital inside the house they own. Project Anchor acquires these homes below fair market value, creating an attractive basis from day one while providing the homeowner with liquidity through a direct sale.

Our interest is the real estate. We underwrite each house on its own merits so the investment stands independently of the seller's circumstances.

How it works

A three-step structure, agreed before anything moves.

    We work directly with homeowners—and the advisers who represent them—to acquire single-family homes through direct, off-market transactions, providing a clear path to a sale while creating an attractive acquisition basis.

    Structure

    The house is acquired on terms agreed up front and tailored to the owner's real needs. The structure is set to the property's fundamentals, not to an assumed story about the household or the block.

  3. 03

    Hold

    We own the house as part of the portfolio, managing it with the same standards we apply across our assets and underwriting it to stand on its own merits throughout the investment period.

Underwriting discipline

The house must work on its own.

Every Project Anchor house is underwritten as a piece of real estate: what it is worth, who else could live there, and what it would take to re-let or reposition it. Terms are structured accordingly rather than used to justify a price.

This is a real estate investment strategy. It is not lending, it is not a financing product, and it carries no guarantee of income, liquidity or outcome.
