Our approach spans both durable, long-term income and shorter-duration situations where the underlying real estate may offer an opportunity beyond the existing lease.
Above all, we seek to acquire assets at a price supported by the underlying real estate today — not by assumptions about what it may be worth tomorrow.
Why this discipline matters
A strong lease does not necessarily make a strong investment.
We've walked away from acquisitions where a tenant's reported EBITDA looked strong on paper but collapsed under audit-level scrutiny, or where portfolio-wide coverage masked individual sites operating below breakeven.
We look beyond the lease to understand the quality of the tenant, the durability of the cash flow, and the underlying real estate — because ultimately, the value of the investment rests on more than the lease itself.
